You have nothing to lose and everything to gain. The average landscaper hired by the HOA does not care about your home's value or your net worth, but I do. I live in Hunters Ridge and our home values mean everything to me.
Dream Home Yardscaping introduces the Hunters Ridge Beautification Plan for Hunters Ridge Homeowners. I'm offering homeowners an opportunity to compete with the builders and increase home values for a reasonable cost.
Street Distinction Plan
The Dream Home Yardscaping plan is to remodel your street with new designs to separate streets and address distinction. When I drive around, I see outdated, dried-up and dead plants, shrubs, and trees. The HOA is limited due to contractual agreements and Dream Home Yardscaping starts where the HOA stops. Many homes are in desperate need of new curb appeal to beautify the older homes that have great bones but will be overlooked by a buyer for a curb appeal reason.
Each homeowner must ask themselves the same question I ask. Would you buy your home and what price would you be willing to pay at today's interest rates for your home today. Hunters Ridge is a desirable place to live and these homes possess a tremendous investment value when specific upgrades are completed. My Beautification Plan is affordable, original, innovative, and groundbreaking and it may slow the growth of new construction. If nobody is buying the new homes, construction of new homes will cease immediately.
Landscapers Do Not Care About Your Home's Value
The beautification plan is not only for the sellers. My plan is to beautify the entire subdivision. Besides, most landscapers do not care about your home's value or your net worth. They (landscapers) want to get in and get out as quickly as possible to collect their hourly wage.
I'm Meticulous About My Work Because I Live in Hunters Ridge
Remember, I live here in Hunters Ridge and our property values are very important to me. I apply the work ethic I learned from my mother and dig deep into the fine details of landscaping or what I coined (yardscaping) to increase your property values and elevate your net worth. Home equity is extremely important from a lending point of view and a home lacking curb appeal is subjected to an interpretation of square footage, recent closures, and comparable homes.
Massive Expansion and Traffic is Coming Our Way
Massive expansion is coming our way and cash buyers are flocking to new builds because of the lack of curb appeal of older homes in Hunters Ridge. A town center, a school, office buildings, a 5-acre dog park, and two new roads are planned. The storage facility is already built on Airport Road and this new build has created a negative impact on home prices surrounding and abutting the storage facility.
Smaller New Homes and Higher Taxes
New, small square footage homes and low-income homes are planned to be built by the hundreds and possibly by the thousands if and when Avalon Park breaks ground. Expansion also indicates higher taxes for the new school, roads, and other amenities the city council will have to consider.
Heavy Traffic is Coming With the New Smaller Homes!
New, overbuilt development is going to erase the small urban feeling and institute a large city atmosphere which will result in heavy congestion for a one-road town. Small, low-priced homes will NOT increase your home's value.
When a large portion of the neighborhood is built for affordable housing it will negate home prices in your neighborhood especially when appraisals and comparable homes that will be within a radius for bank appraisals for the average 3 to 5 bedroom, and two to three-bath homes most people buy. The only way to counter this economic effect is to have exquisite curb appeal in the established neighborhoods.
Developers Do Not Care About Your Home or Your Lifestyle
These developers are trying to bring Orlando to Ormond and Daytona Beach. Avalon Park was recently bought for 40 million dollars with a promise for the buyer to be on the board of directors and gain more wealth. This negative economic effect will be in stark contrast to what will happen to your net worth.
I need every homeowner to think long and hard about these builder and developer facts. Developers don't put out millions to lose money. They (developers) think they're a Las Vegas magnate where the house always wins and the gambler, in this case, the homeowner will almost certainly lose.
Water Rights
The Mayor is fighting for our water rights. It may be his only piece of leverage and may end up in the courts for years to come. But what if it doesn't? How low are you willing to go to devalue your Hunters Ridge home? Water bills must go up and scarcity will be another issue. Even with all the rain Central Florida receives they will tell you how much water to use and put you end the nightmare of California or Colorado with their water price issues.
As an Investor
As an investor in AL, CA, CO, FL, GA, ID, NC, TN, and TX, I know the importance of curb appeal in buying and selling residential properties. Curb appeal is how the home appears to the naked eye or as you drive by or pull up to that residence. What you may see on the home sites may not be the same in person. For buyers, there is a dilemma that is shutting the door on real estate purchases and that is curb appeal. Here's the latest news on Hunters Ridge real estate.
1. Dream Home Yardscaping introduces a beautification plan to offset builder incentives.
2. The average home is more than $70,000 above what a buyer can afford.
3. Interest rates are still above 6%
4. The average return on investment of new landscaping or yardscaping is 104%.
5. Home prices are still climbing despite interest rates.
6. Inventories are low in many states providing builders with a strong advantage.
7. Resale homes have not been updated giving builders another edge.
8. Without property value increases, home equity is marginalized and your net worth is minimized and is at the mercy of outside and uncontrollable forces.
9. Curb Appeal is king
Family Lends an Ear for Information
My colleagues and family members in other states are providing me with updates on the buying pool and it turns out the affluent cash buyer is walking away with the prized property. Cash buyers are great for a real estate agent. It alleviates the stress of a sale process and may limit a contingency or two. What we need are qualified financed buyers to compete with the cash buyer. This formula will drive up real estate prices in Hunters Ridge and reverberate to other neighborhoods in Flagler County.
It all starts with your home's curb appeal. Most buyers do not have the money after closing to do new landscaping and the home and the neighborhood suffer. Prices remain stagnant and frustration sets in. The homeowner will then ask two important questions. What happened to my property values and where is my generational wealth?
